Being A Mortgage Broker

A good mortgage broker can earn a very good income full time. There is a lot of competition in the residential loan business at the current time because rates are so low. You can run your mortgage business out of your home in some cases. I have been a mortgage broker for about eleven years now. I do it part time and I work out of my home.

The way I get business is to run a small display ad in my local paper. I also mail out post cards to people I know have a mortgage with higher rates. This is a great business to work with a real estate investing program like I offer.

There are two ways to get paid for originating a loan for someone. You can charge an origination fee of 1 to 2 percent and or you can receive a premium from the lender.

Here is an example:

You do a loan for $225,000. You charge the borrower a 1% origination fee which is $2,225.00. You tell the borrower you will try to get him a 7% loan. His present loan is 8%. This new loan will save hi. $2,225.00 in interest each year. You tell the borrower that you will wait to lock the loan when the rates go down a little. A week later the rate falls to 7% with a 1% premium paid by the lender. You lock the loan.

Here is what you have made. $2,225 on the point from the borrower, and $2,225 from the lender for a total of $4,500. This is just one loan. One of the people I work with has been closing about 10 loans a month. Of course this is a good time for the loan business.

When your working with clients that do not have perfect credit we call that a B loan. They are harder to work but you will usually make more money because of that fact. A $200,000 B loan will probably pay about 3 to 4 points which would be $6,000 to $8,000. By doing one loan per month makes this a perfect home based business. You will need to get a license however in most states.

Commercial loans are harder to do but a person can earn $5,000 to $20,000 or more on just one loan plus there is not as much competition with those kind of loans. You usually do not need a license when you do commercial loans.

You can learn to about being a mortgage broker by going to your local library and getting a book on the subject. There are also companies that have courses they sell for about $200 that will also teach you the business. Some of these companies are good and some are not so be careful.
